Richmond Metro Market Update

As summer winds down, Richmond's real estate market is giving both buyers and sellers something valuable: perspective.

Looking at the Richmond Metro single-family market from July 2025 to July 2026 across Chesterfield, Hanover, Henrico, and Richmond City, the average sales price reached $561,694, up 3.3% year over year.

During the same period:

  • 1,244 new listings came to market, down 4.1%
  • 1,206 homes sold, up 5.0%
  • Average days on market reached 18 days, up 12.5%

While demand remains an important part of the story, today's market is increasingly shaped by the individual home, neighborhood, price point, and the thoughtfulness with which a property is positioned.

For buyers, a more measured pace can create welcome breathing room to compare opportunities and make confident decisions.
