September has a way of shifting the rhythm of Richmond.

Summer begins to give way to a new season, routines return, and the fall real estate market starts to come into focus. For buyers, sellers, and those simply keeping an eye on what’s happening across Greater Richmond, this is a natural time to reassess plans and look toward the final months of the year.

And this fall, the market is giving us plenty to talk about.

From changing inventory and rising home values to opportunities across some of Richmond’s most sought-after neighborhoods, here’s what The Collection at Compass is watching this September.

The Richmond Fall Market Is Taking Shape

The latest Richmond Metro single-family market numbers point to a market that remains active, but increasingly selective.

Across Chesterfield, Hanover, Henrico, and Richmond City, the average sales price reached $559,757, representing a 5.6% increase year over year.

At the same time, new listings declined 7.8%, with 1,139 homes coming to market. Closed sales remained relatively steady at 1,049, up 0.5% from the previous year, while average days on market increased 13.6% to 19 days.

Taken together, the numbers tell an interesting story.

Demand remains, home values have continued to rise, and fewer new properties are entering the market. But homes are also taking slightly longer to sell, giving buyers a little more time to evaluate their options and reminding sellers that thoughtful positioning matters.

For buyers, preparation is especially important when inventory is limited. Knowing your priorities, understanding the neighborhoods you’re considering, and having financing in place can make all the difference when the right property appears.

For sellers, rising prices are encouraging, but the market is rewarding homes that are positioned correctly from the beginning. Pricing, presentation, marketing, and overall strategy continue to matter.
