Richmond Metro Market Update

The Richmond Metro single-family market continues to show steady strength.

Looking at June 2025 through June 2026 across Chesterfield, Hanover, Henrico, and Richmond City, the average sales price reached $561,694, up 3.3% year over year.

During the same period:

• 1,244 new listings came to market, down 4.1%
• 1,206 listings sold, up 5.0%
• Average days on market reached 18 days, up 12.5%

Together, those numbers tell an interesting story.

Home values continue to appreciate, and closed sales remain strong, even as the number of new listings has eased. At the same time, homes are spending slightly longer on the market, giving buyers more time to make thoughtful decisions and making strategy increasingly important for sellers.
